Condo Living & Condo/Home Owners Associations

What you need to know about Associations and when a Building Permit is Required...

If you are in a condominium, townhome , cooperative or residential property and it is regulated by a Home Owners Association (HOA), in addition to following the procedures for the Town of Hillsboro Beach and Broward County, it is your responsibility to research HOA rules, restrictive covenants, deed restrictions and obtain HOA approval prior to beginning your construction project.  Failure to observe these rules may result in costly civil matters involving you and your community.

When applying for a permit you will need to supply the building department with a HOA Affidavit or your Association's Approval letter prior to receiving the permit.

When is a Building Permit Required?
This is one of the most frequently asked questions. Most of the work in your unit will require a permit, with exception of painting, light fixture replacements and floor coverings. Please reference our Condominium Building Permits Requirement Guide for detailed information.   Please keep in mind to hire licensed contractors and do not make final payment to your contractor until all final inspections are approved.
